Designing for Generations
How to build a residence that works for a five-year-old and an eighty-year-old — universal design without compromise, flexible plans without gimmicks.

The generational brief
A luxury residence today is increasingly a multi-generational asset. Grandparents visit, parents live, and children grow. The house must serve a five-year-old learning to walk and an eighty-year-old with mobility support, often on the same afternoon.
This is not achieved by adding grab bars and ramps at the end. It is achieved by designing for the widest range of ability from the first sketch, and letting the design accommodate change over decades without renovation.
Level thresholds and continuous circulation
The single most important generational move is the elimination of level changes wherever possible. Continuous floor levels, flush thresholds at exterior doors, and step-free circulation from the front door to every primary space benefit every age and every ability.
This requires early coordination with the structural engineer — flush thresholds add complexity to waterproofing and drainage. Done from day one, the cost is modest. Retrofitted, it is often impossible.
Door widths and passage clearances
Standard door widths are inadequate for a mobility scooter, an infant stroller, or a hospital bed. We specify 900mm minimum clear opening on all primary doors and 1,100mm on select strategic doors — masters, ground-floor bedrooms, and primary bathrooms.
This is invisible when the doors are open. When needed, it enables full accessibility without the emergency retrofit that most homes require in the owner's later years.
Elevator provision
Every multi-storey RowUI residence is designed with either an elevator or a clearly marked elevator shaft for future installation. The cost difference at concept stage is small; the cost of adding a shaft to a completed building is enormous.
For clients who install the elevator later, we provide a stacked closet arrangement that becomes the shaft when required — with structural provisions, electrical stubs, and pit already engineered in.
Bathroom design for every age
Bathrooms are where generational thinking pays off most. Curbless showers, non-slip floors, integrated seating, and reinforced walls for future grab bars are all invisible until needed.
The single most valuable move is a curbless walk-in shower with a linear drain. It accommodates a child, an adult, and a wheelchair with equal ease and reads architecturally as considered rather than clinical.
Ground-floor primary suite
A ground-floor primary suite — either as the actual master or as a designated future master — is now standard in every RowUI residence for clients over fifty. It ensures the house remains fully usable as mobility changes over decades.
Even where the current master is upstairs, we designate a ground-floor room with full bathroom access as convertible. The client may never use it as a master, but the house is ready if needed.
Flexible plan for changing family
Children are five, then fifteen, then thirty. A house designed only for the current family composition will require renovation within a decade. We design for change: bedrooms sized to convert into home offices, playrooms sized to convert into guest suites, and open circulation that accommodates rearrangement.
The discipline is generosity in room sizes — a 15 m² bedroom accommodates a child, a teenager, or a home office with equal grace. A 9 m² bedroom accommodates none of them well.
The house as a fifty-year asset
A luxury residence is a fifty-year asset. The clients we work with are usually planning for their grandchildren to inherit the house. Every generational design decision — level thresholds, door widths, elevator provision, bathroom flexibility — extends the useful life of the house across generations.
This is not accessibility as compliance; it is design as investment. A house that serves every age is a house that never requires the compromise renovations that eventually diminish most residences of this quality.
